Technical Drafting & Design

Conceptual & Schematic Design: Developing the initial site layouts, floor plans, and models to visualize the project’s scale and its relationship to the surrounding landscape.

Space Planning: Optimizing interior layouts for workflow, accessibility, and occupant comfort, whether for an industrial shop, a commercial build, or a multi-unit residential building.

Detailed Construction Drawings: Providing the comprehensive “Issued for Construction” (IFC) packages that contractors need, including sections, schedules, and assembly details.

Multi-Disciplinary Coordination

Integrated Design Process: Our drafters, surveyors, and engineers work on a single “Master Model”. This allows us to perform virtual “clash detection,” ensuring that a structural beam never interferes with a mechanical duct or a plumbing line.

Drawing & Revision Control: Keeping every discipline working from the current set, so a change in one drawing is carried through all related documents and tender packages.

Consultant Management: We act as the Prime Consultant, coordinating with sub-specialists (such as fire suppression or landscape architects) to ensure a cohesive and non-conflicting set of tender documents.

Permitting & Regulatory Compliance

Code Analysis: Performing rigorous reviews against the Provincial Building Codes and National Building Code to ensure life safety, fire protection, and accessibility requirements are met.

Development & Building Permits: Preparing and managing the complete application packages required for municipal approvals. We work with the authorities, helping to expedite the “Development Permit” (DP) and “Building Permit” (BP) processes.

Zoning & Land Use: Analyzing municipal bylaws to ensure your project complies with setbacks, density, parking requirements, and usage restrictions.
